  1. How can my unit be part of the APLEX listings?
    It's simple. Just sign up through our APLEX website or you may visit your building's administration office, fill-out the Authority to Lease forms then submit it.
  2. What are the services that APLEX offer?
    • Lease documentation
    • Secure and negotiate on behalf of the owner either directly with prospective tenants or with third party agents
    • Undertake negotiations for renewals, extensions and termination, and serve all notices as required under the lease
    • Preparation of unit inventory prior to moving in of tenant
    • Recommendation of suppliers for furnishing of unit
    • Referral to interior decorator for furnishing of unit
    • Lease Turnover of unit in coordination with the client's representative
  3. How can APLEX have my unit leased out?
    APLEX will arrange for our clients to see your unit. We may be directly coordinating with our clients or with our broker network. Prospective tenants inquire from us details of the different units. They schedule for ocular inspections and inform us if they are taking the unit or not. All interested clients are requested to submit an offer sheet with their proposed lease terms and conditions. This will then be forwarded to the unit owners for their final approval.
  4. I am NOT in Manila. Can APLEX have my unit leased out even if I'm out of the country?
    Yes, we can. In spite of the distance, we will give you updates through email. If there is an interested client, we will send an offer letter to formally inform you of their intention. We will keep you posted with the status of their proposal. All negotiations shall be coursed thru you for your approval.
  5. How much is APLEX service fee?
    Our fee is equivalent to one month's rental for one year lease contract.
  6. Does APLEX inspect the unit before the tenant moves-in and upon move-out?
    Yes, APLEX will assist the lessor and the tenant upon move-in and move-out. We have forms to make sure that utilities i.e. electricity and water readings are recorded.
  7. What is the difference between a semi-furnished unit and a fully-furnished unit?
    Semi-furnished units are classified as units where the white goods are provided goods i.e. refrigerator, airconditioner.Fully-Furnished units are units that are Ready For Occupancy. These units are completely furnished with appliances, furniture, decorations, linen and kitchenware. The tenant just needs to bring his luggage and he is ready to move-in.
  8. What is the minimum lease term?
    The minimum lease term is six months to one year. This may be renewable by both parties.
  9. What is the usual payment term?
    We initially ask for one year advance payment and two months security deposit. Some clients may negotiate to two months advance and two months security deposit which is currently the trend. Post-dated checks are issued for the remaining months upon signing of the contract.
